What is the minimum investment?

Minimum investment amounts vary by deal and are determined at the time of each specific offering. We discuss this during your introductory call. Our structure is designed to make institutional-quality multifamily investing accessible to qualified accredited investors.
How often will I receive updates and distributions?

We provide investor updates every 60 days during the renovation and value-add phase. Distribution schedules are clearly outlined in each deal's operating agreement before you invest. Transparency is a core value — you will never be left wondering how your investment is performing.
What happens to my capital if a deal underperforms?

All real estate investments carry risk, including possible loss of principal. We underwrite conservatively and stress-test every deal before presenting it to investors. The preferred return structure means you receive distributions before the GP — but this does not eliminate investment risk. We recommend consulting your financial advisor before investing.
How do I know if I qualify as an accredited investor?

You generally qualify if you have a net worth over $1 million (excluding your primary residence), OR annual income of $200,000+ ($300,000 joint with a spouse) for the past two consecutive years with expectation of the same this year. Certain financial professionals also qualify. We confirm your accreditation status during our onboarding process.
Can I invest through my LLC, IRA, or trust?

Yes — many investors choose to invest through a business entity, self-directed IRA, or trust. We work with our legal counsel to accommodate different investor structures. Please discuss your specific situation during your introductory call and consult with your own legal and tax advisors.
Is my investment liquid? Can I exit early?

Private real estate syndications are illiquid investments. Your capital is committed for the duration of the hold period — typically 2 to 3 years. Early exits are generally not available. We recommend only investing capital you will not need access to during that hold period.
What is a preferred return and how does it protect me?

A preferred return means LP investors receive their targeted return — up to 18% — before the General Partner (Noel/BlueSky) participates in any profit split. Your return is prioritized. This structure is standard in professional syndications and exists specifically to protect passive investors.
How does the refinance and capital return work?

Once a property is stabilized for 90 days, BlueSky refinances at long-term fixed-rate financing — paying off the short-term acquisition loan. At that point, LP investors receive their original invested capital back, while maintaining their equity stake in the asset. This is the power of the value-add syndication model.

What types of properties are you actively looking for?

We are actively buying 10–100 unit multifamily apartment buildings in Pathway of Progress States, within 50–100 miles of Bethlehem, PA. Our sweet spot is 20–50 units. We focus on B/C+ workforce housing with value-add potential — below-market rents, light to moderate rehab, or operational upside. We are not buying luxury, new construction, or single-family homes.
How quickly will you respond to a submission?

Every deal submitted receives a written response within 24–48 hours. We take broker relationships seriously and will never leave you chasing. If a deal does not fit our criteria, we tell you clearly and quickly so you can move on.
Do you work with off-market and pocket listings?

Absolutely — off-market deals are welcome and preferred. If you have a seller who wants a discreet, professional transaction, BlueSky is an ideal buyer. We move quickly, maintain confidentiality, and can close without public listing exposure.
Will you honor your LOI? Do you re-trade?

When we sign an LOI, we are committed. We do not re-trade without documented cause discovered during due diligence. Our real estate attorney is involved from the beginning, and we follow through on every term. Your reputation and your client's trust are important to us.
